Price range from $149,500 to $239,500;
Average price per sq. ft. offered: $108.71

Number of Homes under contract: 4
Price range from $139,000 to $195,000
Average price per foot under contract: $97.34

Homes sold since June 30, 2009: 16
Price range from $142,000 to $215,000
Average price per sq. ft. sold: $97.66

Prices have been coming down over the past year as in many other places and Winfield is not the exception.
Average price per square foot sold a year ago was $116.01, compared to $97.66  today. It means there is a 15.8% drop in one year. However, the changes have not been so abrupt in the sold prices most recently. It seems that prices are beginning to firm up.

There are three distressed homes in the market and the remaing three being offered as normal sales, that is, offered by their owners through the real estate agents' system. In the last 12 months, sales of distressed homes accounted for 44% of total sales.
